Over the past decade, Gurugram has evolved into a multi-nodal urban region shaped by infrastructure growth and expanding connectivity. As newer corridors have opened up, residential development has gradually extended beyond traditional hubs into sectors that offer planned layouts and proximity to key transit routes. Sector 102, located along the Dwarka Expressway, is one such area that has seen sustained development activity in recent years.

The emergence of Sector 102 reflects a broader shift in urban housing patterns. Residential planning is increasingly moving toward larger, master-planned developments where housing is supported by internal infrastructure, open spaces, and shared amenities. Rather than standalone projects, several developments in this part of Gurugram are being executed in phases to manage scale, construction sequencing, and regulatory compliance.

Within this context, BPTP’s phased residential development in Sector 102 adjoining the larger Amstoria township. Spread across a substantial land parcel, the development has been structured into three distinct phases. This phased approach allows for systematic execution while maintaining consistency in planning parameters and design language across different stages of development.

The first phase introduced Amstoria Verti-Greens, which comprises vertical residential buildings supported by internal green areas and common facilities. The phase focused on establishing the foundational layout of the township, with attention to approved plans, open spaces, and essential infrastructure. Its completion marked the initial stage of residential occupation within the broader development.

Building on this base, the second phase, GAIA Residences, incorporates residential buildings with contemporary architectural elements and shared spaces designed for everyday use. Facilities such as common decks, landscaped areas, and designated activity zones have been included as part of the approved development framework. This phase reflects current residential preferences for functional shared spaces within high-density urban settings.

The third phase is planned as a continuation of the earlier stages, aligning with the overall development framework of the township. While information related to individual phases is disclosed in line with applicable requirements, the phased structure ensures that each stage integrates with the existing residential environment rather than functioning in isolation.

The planning and execution of the development have been overseen by BPTP’s management, led by Kabul Chawla, whose experience in real estate development across the Delhi-NCR region has informed the company’s operational processes. In Sector 102, this has translated into a structured approach that aligns land use, construction activity, and infrastructure planning.

As Gurugram continues to expand along new transit corridors, areas such as Sector 102 are gradually taking shape as residential zones supported by connectivity and planned development. Phased projects like Amstoria illustrate how large-scale residential planning is being approached in evolving urban contexts, through incremental development that aligns with regulatory frameworks and on-ground execution realities.
